Kitchen Stack Clearing Project – Stacks 7-12 Only

We will be preforming a preventative maintenance project with Countywide Mechanical Systems, where Countywide will be clearing the main drain line through the kitchen sink in each unit stack for stacks 7 through 12. This work is necessary in order to maintain the integrity of the pipes and to help prevent possible backups into units. Therefore, all residents who live in stacks 7 through 12 must be present on their stack’s scheduled date in order for the work to be done. This means if you are in the “9” stack, all residents from 209, 309, 409, etc., must provide access at the same time so that the drain line can be cleared.

If you cannot be home to provide access, you may leave a key with the Building Engineer, Edward Orozco, prior to the project start date. Edward works on-site Monday-Friday from 7:30am-3:30pm (out of office the week of 7/25). If access is not provided to your unit during your scheduled date, a locksmith will be onsite and

utilized for access. If you have made other arrangements for access, please be sure to confirm with Management by emailing Justine Poulton at jpoulton@actionlife.com at least five (5) business days prior to your scheduled date.

Once all units have been serviced, the lines will need to be flushed in the garage levels, which will take place on Thursday, August 24th. We will also be power washing the parking garage during this time. All vehicles will need to be vacated from the garage on this day. If your vehicle is not moved, it may be towed at the vehicle owner’s expense.

Please note that access is required between 9:00am – 5:00pm during your stack’s scheduled date for this project. You are not required to stay the entire time, but you will need to ensure access is provided for Countywide to perform the drain work on your stack’s scheduled date. Any unit owners that do not provide access will be called to a hearing and fined for any costs associated with a reschedule maintenance visit or locksmith fees associated with acquiring access to the unit, which can be up to $750.00.

Break Down Boxes!

This is a friendly reminder about the proper ways to dispose of cardboard boxes for stacked living.

  1. Do not put any boxes down the trash chute
  2. Break-down boxes and dispose of broken down, flattened boxes in the trash room or in the recycling bins inside the garage.

Please do not leave boxes near the recycling bins that are not broken down. Anyone found to be in violation of these rules will receive a warning letter, and if there are repeated offences, the Owner of the unit will be invited to a hearing with the Board of Directors and may incur fines.

Committee Volunteers Needed!

If you are looking for a way to get more involved with the Association, please consider joining a committee! We are looking for volunteers for the following committees:

  • Projects Committee
  • Security Committee
  • Social Committee
  • Social Media Committee
  • Community Relations Committee
  • Guest Parking Enforcement Committee

The purpose of the Projects Committee is to evaluate the feasibility of potential changes or improvement projects for the common areas and make recommendations for the Board’s consideration.

The purpose of the Security Committee is to assist the Board of Directors will all aspects of the building and property security.

The purpose of the Social Committee is to develop, organize, and promote Association-sponsored events to create a more cohesive community culture, subject to approval by the Board of Directors.

The purpose of the Social Media Committee is to utilize social media to provide worthwhile information, educate Members in matters that affect their quality of life, disseminate information that is of value, and update the Community on important events.

The purpose of the Community Relations Committee is to advise the Board of Directors and homeowners of community issues impacting resident and building safety, lifestyle, and living conditions emanating from the community. Members may represent Solara Lofts on local community organizations such as, but not limited to, CHARG, Downtown Residents Group, SD CAN DO, etc.).

The purpose of the Guest Parking Enforcement Committee is to assist the Board of Directors with the enforcement of guest parking by monitoring the use of guest parking daily and issuing citations for vehicles who are in violation of any guest parking rules.

Clothing and E-Waste Disposal Event

The Association’s trash brokerage company, Global Disposal, will be hosting an “Electronic Waste & Clothing Removal” event on Thursday, May 25, 2023 at Solara Lofts. Please review the attached flyer to sign-up to participate in this event. Once you sign-up, you will receive additional instructions from Global Disposal about the item removal process.

Your items will not be picked up if you do not register with Global Disposal ahead of time. You must label your approved items with your unit number – any items that are not labeled with a registered unit number will not be picked up.
