Christmas Tree Disposal

This is a friendly reminder that there is NO DUMPING of Christmas trees allowed at Solara Lofts in the trash room or parking garage. In addition, when transporting your Christmas tree to and from your unit, please note that plastic bags must be used to cover the tree to collect pine needles – these bags can be found at most tree lots and hardware stores. All owners/tenants who leave a mess in the common areas from entering with or disposing of trees will be fined and all cleaning costs will be billed to the offending unit.

The annual Christmas Tree Recycling Program begins the day after Christmas, December 26th through January 23rd, and features 17 drop-off locations available to City residents. Drop-off locations are listed on the website below. Click there for more details and information!

Guest Parking Passes Enforcement

Please be aware that the enforcement of the guest parking passes started on November 30, 2022. Any vehicles parked in guest parking must have the guest parking hangtag displayed on the vehicle’s rearview mirror (or on the dashboard if the hang tag doesn’t fit).

The existing guest parking rules all still apply as well. Please be reminded that:

  1. Guest parking is reserved exclusively for the use of residents’ guests and may not be used at any time by either an owner or a tenant.
  2. Guest parking is to be used for no more than forty-eight (48) consecutive hours or eight (8) non-consecutive days in one month by residents’ guests only. Owners and/or tenants must provide their guest with an association-issued guest parking pass to be clearly displayed on the vehicle’s dash board or hung on the vehicle’s rear-view mirror.
  3. If a guest parking pass is not displayed, or if a vehicle has occupied guest parking spaces for more than forty-eight (48) consecutive hours or eight (8) non-consecutive days in one month without prior approval, an automatic fine will be imposed without notice or hearing in the amount of $200.00 per occurrence and the use of the guest parking privileges may be revoked for a time period approved by the Board. A vehicle without a clearly displayed management-issues parking pass may be towed at the owner’s expense.

Boiler & Water Storage Tank Replacement Project

Please be aware that Countywide Mechanical Systems will be on-site on November 15, 2022 from 9:00am-5:00pm to replace the boilers and water storage tanks that service the hot water for the entire building. The Board approved for these major components to be replaced as they are at the end-of-life according to the Reserve Study. In order for Countywide to complete this work, the hot water for the entire building will be shut-off on November 15, 2022 from 9:00am-5:00pm. The cold water may be interrupted intermittently throughout the day. We apologize for the inconvenience, but appreciate your anticipated cooperation while we do this major replacement project! Annual Fire Sprinkler & Alarm Inspection – 10/20

Please be advised that the building-wide Fire Alarm Tests and Fire Sprinkler Inspections are scheduled for Thursday, October 20th, and will be performed by HCI Systems. These tests/inspections require in-unit access for every unit – this is mandatory per fire code. Please be advised that the fire alarms will be going off intermittently throughout the day.

We kindly ask all residents to review the attached document which includes the schedule for each unit’s inspection on Thursday, October 20th. HCI Systems will begin on the 8th Floor and work their way down. Please be present during your specified time slot for access so that they can complete this necessary task. If you are absolutely unable to be present – you may leave a key with the on-site building engineer, Edward. Edward is on-site Monday-Friday, typically from 7am-3pm.

If you fail to provide access to HCI Systems on Thursday, October 20th, the Unit Owner may be subject to a fine for HCI’s rescheduling fee. Again – these inspections are required by fire code and the building cannot pass until each unit’s fire systems are inspected, so it is imperative that someone is available at your unit day-of to provide access.

Please Mail in Your Ballot!

Please be advised that the Annual Meeting for 2022 is currently scheduled for Wednesday, September 14, 2022. In order to reach quorum and open ballots, we must have a total of 20 ballots. So far we have only received 13 ballots. If you have not yet submitted your ballot, please complete and submit your ballot by mail to ACE Inspectors, PO Box 19729, San Diego, CA 92159. If we do not receive at least 20 ballots by September 14th, the Annual Meeting will be postponed until October 2022.
